@Jake Soper I've actually been working the southeast since I'm new to the game and folks tend to be a little more mild down there, but I'm going to have my first site focused in our neck of the woods in New England so that day will come and I will definitely take you up on that.

If you are looking to invest in the South, South East part of MN I personally like Red Wing, Owatonna, Roch and Winona..

Typically, the best markets for cash flow are the Midwest and Southeast.

I believe it was in Nashville, if not, then that general Southeast inland area of the country.  

I don't know your area, but have some idea of rental values for the southeast and would not expect it to work based on cash flow.However, if the property is "in the path of progress" and you expect its value to grow rapidly you might want to hold onto it for the appreciation.
