So all of that to say what should I be reading or doing or watching like is there a thesaurus or something because this is to much.

But your situation seems more complicated, so I advise you to watch bp-podcast-109/ and talk with @Scott Smith.

And to not get burned when investing with an emphasis on appreciation, you need to understand your market down to a gnats-*** level of detail and watch it like a hawk.

I watched as the growth spread to Apopka, but Apopka seemed to have a better handle on controlling that growth to be appealing.

Before I even checked MLS I was going to advise that you need to watch out for sinkholes in that area, it is known for those.
