Once you have a judgment, you can suggest that you will send the debtor a 1099C "forgiveness of debt" that will be classified as income, as well as report that to the IRS as all 1099 forms must be so reported.

This protection does not apply to student loan debt and a few other types of debt.Well if it did, and individuals COULD file for bankruptcy on student loans, then creditors would no longer support education which was unlikely to result in the student speedily repaying the debt.I'm not excusing people for making decisions to take on too much student loan debt, and I'm not suggesting that we forgive all student loan debt, or let those who signed up for it already file for bankruptcy to get out of their obligations.

There is, of course, no substitute for good training and studying the laws and rules of your real estate market, A tax sale wipe off subordinate liens, but no necessarily "out" so you need to understand the laws as they relate to both the asset and attachment of secured interests and the debtor's position since some voluntary and involuntary debts may remain obligations (for the debtor).A curious anomaly of tax sales is that, at least in my state (CA) it is possible for a few other liens to remain, in addition to debts to the United States (aka IRS).
