There so much stuff that I don't know how to charge the Dryage and Storage.I am spending thousands of dollars on this clean up and I cannot do anything until 30 days go by.I would love to hear from you what you think would be a fair charge of this storage.Today, 20 days into the period he sent me a really harsh text message, and this is the very first communication I have received, demanding I give his stuff back.

@Jason O.I've rented to over 700 students (under and grad) and I understand the market well.To do it successfully: time it with the academic calendarSept to May: flat price including utilities and furniture for max revenue, can include a cleaning service to keep an eye on the rental.May to Aug: depends on your city density and the amount of summer classes, increase the price to accommodate the demand or decrease it accordingly.

They can’t review the “hot” deal their broker just sent them because they’re too busy categorizing emails in color coded category’; they can’t attend the on line networking session because they need to switch over to a more detailed CRM system; they can’t visit the property going up for auction because their scheduled weekly garage cleaning is running overtime…..The Educator – This person never feels they have enough knowledge, experience or education to properly evaluate an investment.

Seems like he cannot differentiate btwn regular wear and tear and intentional damage/ Paint requirements: Interior walls, ceilings and other exposed surfaces in rental units must be kept smooth, clean, free of flaking, loose or peeling paint, plaster or paper and maintained in a sanitary condition.

( it aint as easy as it looks) I have seen Mr Wises videos and pictures , I would like to see how many landlords would roll up their sleeves and clean up those houses , go knock on the door and hand a 3 day pay or quit , or even walk thru the neighbor hood in the dark ( maybe even the day ) .

Other things he did.1) did not put a spacer between cabinets, so if I fix that the granite countertop slab gets tossed because the measurments changed and it will be shorter than the cabinets.2) He tried removing a rusted shut 70 year old clean-out drain cap, and caused it to pop off (under pressure) and flood under the cabinets.
