Being an agent won't magically make you intelligent - there are a lot of horrible, ignorant agents out there. 

Sooner or later those of us that survive in real estate investing get around to understanding that we should apply intelligence to our craft and a big part of that is to educate ourselves first before we take the leap.

If you are fired up, honest, and half-way intelligent, someone will take you under their wing.

If anything out of town buyers are holding MF asset prices in Houston artificially high.    

It took me a long time to educate myself on financial intelligence, and correct the mistakes of my past (i.e. student loans) that set me back.

I believe this trend will continue as the age of homeowners that are familiar with technology increases.I highly suggest you hedge your bets against agents becoming unpopular and figure out a way to invest intelligently.
