Depending on how much rent you are missing out on it might make sense to pay $100-150/mnth for landscaping, power wash, touch up paint until you get the tenants you need and then cut him off.

I'd drop it to $1350...... that's $600 less a YEAR..... they move and I'm vacant a couple of weeks and its a wash already.....plus turnover costs for cleaning it etc etc....... not worth it....they are probably moving next year anyway, why eat that cost now?

The rent income covers my mortgage, so its basically a wash and have good tenants that have been there for 1.5 yearsI owe $360k, zillow z estimate is $620K.i want to do a cash out refi and buy a condo/town home in LA that needs to be fixed up which i would move into.
