Here are some quick end-of-year tax strategies to offset rental income:Cost Segregation: Buy a short-term rental (STR), put it into service, and use cost segregation to accelerate depreciation.Prepay Expenses: Pay for repairs and insurance now to deduct this year.Defer Income: Delay rent until next year to lower this year’s taxable income.Maximize Deductions: Deduct property taxes, mortgage interest, and insurance.Charitable Donations: Donate before year-end to reduce taxable income.These won’t offset W-2 income but will help reduce rental taxes.

The rent to price ratio's look really good for Texas (as well as compared to national levels) and my models cashflow at 20% down if the rate is at 5% or lower, really at the current rates its more breakeven but there Refi potential over the coming years and there is appreciation upside in my opinion with the new Tom Thumb, HEB, and Target breaking ground this year making Forney a more classic style suburb.

The lower dollar loans have a very high percentage in closing costs because the cost to underwrite a $500k loan is the same as a $75k loan unfortunately.

As Allen says above, there are gaps.FF.com is $149 a year per listing, and Avail.co is $7 per month for a pro listing (there are lower and higher tiers, I believe).
