Roughly speaking, my mortgage payment would deflate (reducing my "rent payment") or if I rented it out the rent increases would inflate, keeping the previous numbers "real."4)  Social Security @ age 62, $1,760.The above scenario does not include my taxable account of  ~ 110K, which is about 15% stocks, 10% bonds, rest high yield savings cash.

@Jay Hinrichsi appreciate your personal examples. it makes me stronger to say no to deals that dont make sense. i dont want to be owning rentals for the sake of ownership only and brag about them in social circles. its a business and needs to make financial logic for buy and hold investors like us.now if the market went in a stall mode, wont mind adding to portfolio if the numbers made sense again

Don’t think for a second that you can’t do this, the only way the greats became great was falling on their face. 100% of entrepreneurs fail, but the ones who keep moving after a failure are who we call the greats... even if this doesn’t turn out to be a failure (which it doesn’t sound like it will) you WILL fail eventually, and you need to remember, it MUST happen to you on the road to greatness, there is no other way to learn.
