reason is these are only sold to investors. and so you have to understand what your local fellow investors are paying for a given cash flow.if its the 2% rule which is common in semi rural NE  if you have an 800 rent you have a 40k prop. and so on.in a hotter market maybe you get to 1% but thats for name brand cities like KC  Indy  etc.

True minimum wage jobs like fast food are still paying minimum wage as they probably should, but clerical and semi-skilled labor is paying in the $12-$25 an hour range in a part of the country where cost of living is already reasonable.

someone who is semi passive and maybe buying it in their IRA could offer you the most.keep in mind investors are generally looking for a 10 to 30% apr return.. so play with the PV values to determine what an investor will pay for that note..

Steve I have one of eachMy daughter got a 4 year degree from Davis and is now semi senior management at Intel knocking down some fat checks.My son is a GC and is building 3 homes for me right now.. but he cut his teeth doing small rehabs for us.. then trained himself to be one heck of a finish carpenter to now he can build them as the GC from ground up.

I also like the idea of investing only the exact amount needed in a DST(assumedly rounded to the nearest $10k or similar), verses inevitably buying a property that requires needing to invest a sizable sum of money into said property since the loan avenue is blocked by my semi-retired, lowish-income situation.
