DIY: interior and exterior paint, vinyl plank flooring, refinish wood floors, attic conversion, and some framing.

The big thing that sold me on the vinyl planks is that it is installed with pressure sensitive adhesive which means that if a tenant drops something heavy on a spot or drags a dresser across the floor and scrapes it up, I can pull up those indicidual pieces and replace them with new ones without refinishing wood or replacing laminate.

I agree with the concern about it not qualifying for a conventional loan if it needs $30k in repairs but if you're talking about upgrades (adding HVAC or refinishing cosmetics, etc) you may be okay.

This particular property was pretty turnkey minus a carpet and maybe some refinishing of flooring, so I guess my approximation for repairs should probably change per property.

New trim, doors, paint, electrical, fixtures, refinished/replaced flooring, refinished cabinets, new appliances, revamped the entire landscaping for improved usage and curb appeal, and completely gutted and remodeled the basement bathroom.

We used to own a hardwood flooring business and now only hire professional refinishers. 

Why not have the existing tub refinished? 

But you will need to probably sand and refinish wood floors.

My contractor just refinished hardwood floors for $1500 for about 700 sf.
