The downtown area seemed to be catching some momentum regarding revitalization and looks to be properties in the area that need some love but could get deals on. 

Build momentum, learn from the first experience, dont stop networking, and then plan for your next deal. 

I think what a lot of people get wrong is that it doesn't have to be... it's just a way to get some more momentum.

If you stay focused on incremental improvement, small wins inevitably build the momentum, experience and confidence needed to invest successfully.

Nonetheless, I have to remind myself that I'm just getting started even though I'll be house hacking and still spending a comparable amount to my current rent, at least that money will be going into my equity now and that I can start building momentum.

I think once you do get going you can keep that momentum a lot easier.

I would follow the momentum. 

You will inevitably pick up momentum after your first couple of deals, at which point you can look at other not-so-traditional strategies. 

While we have enjoyed a high level of demand in recent years, we can anticipate a more balanced market in the near future, with some regions potentially experiencing supply constraints as demand regains momentum.

Real estate is as much about patience as it is about taking action.Keep the momentum going, and remember that every investment, whether optimal or not, is a learning experience.
