Good Morning Danielle,I looked at the website.. having grown up in this industry.. ( my father was a land salesmen in Northern CA) What this company is doing is simply the old land game its been around for 100 years.they buy property out in the deserts or very rural areas at tax sales for pennies.. then sell them on contract.. they couch not recording the contract as some kind of asset protection LOL.. when in fact they don't record so they don't have to foreclose once the buyer quits paying.There are a few on BP that do this as well I think they call them selves the land academy they are just guru's selling you their system..

Find your wholesalers: Look for properties posted here in the market place, look for real estate investment groups on facebook and meetup, go to the meetings talk to people, there are wholesalers there and a ton in KC - many of them post properties on the websites of Mic-America Association of Real Estate Investors and most of us do have trouble moving st Joe Property so we don't do anything with the St Joe leads.
