I'm looking for a more convenient way to collect rent that will accept cash.

For me, I accept not having positive cashflow for a few years.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

"Recorded" means that paperwork has been filed and accepted at the County recorder's office.

While a cap rate will give you a general idea of what the market is willing to pay, that a) doesn't make it necessarily worth that to you and b) doesn't mean the seller will accept that price.But the bigger piece is knowing what your return threshold is.  

Currently, there's still very few MF syndication that could accept 1031 exchange to their syndication, thru TIC mechanism.The problem from the technical side is only timing, you just need to time it correctly for that 6 months window to close.

Your tax preparer should not accept your word for it, they should ask you questions to verify.
