IMO, on average, this book is popular because somehow folks have decided that a- college education is not worth it; and- real-life experience backed by a careful, conservative approach to investing (and living life in general) is too boringi.e. follow the Rich Dad example: shortcuts, leverage, gamble and hope for the best.A college education continues to be THE best investment for social and economic mobility.

Would it be a smart shortcut to use Marshall Reddick to help me buy a rental property a la David Greene’s method (as described in his Long Distance RE Investing book)?

There is no shortcut to wealth.

A degree can be a credential, an introduction, a shortcut etc.

For example, you could give someone permission to park on your land, use a shortcut across your property, or to garden or grow crops.

There are no shortcuts to estimating rehab costs and no online systems that can do it for your accurately.

The window quote we got was $19k though, so we decided not to do it at the time.And for those wondering, we didn't take shortcuts on essentials for the sake of design. 

No conflicts of interest or rehab shortcut worries.

@Chris Mason thank you, that definitely makes sense rather than trying to search for any shortcuts around paying taxes.At this point, I am not worried about a higher interest rate, as a smaller profit is better than no profit at all.
