Granted, you have to go thru 50-70 hang ups, insults, etc. before finding someone that is interested but it is worth it when you find an opportunity that makes it to closing.

Where do you hang out?

It might be a good idea to have your lease forbid blocking windows with foil, or other opaque items other than curtains or commercially available window blinds (that are not flags or political).Drug dealers, and fake drug dealers tend to block windows so no light can get in, and no Police Officers can see in.As far as flags it's not a proper venue for National flags, and gives you leverage in case someone decides to hang flags offensive to some (such as public display of WWII Axis flags, or socio/political flags) that might be detrimental to your rental business.Good Luck!

@MarieChele Porter I no longer have a PM because all my investments are now within an easy hour's drive and I have educated myself on self managing by hanging out here and belonging to a local REI association; and frankly my PM was not as committed to protecting my backside as I am!

And I'm not wanting to hang on to this property for too long.

They make THE worst guests.I also believe if you’re hanging out with people that want to stay in one of your properties at a discount it’s time to level up your friends 😂Past guests -I don’t have an issue with giving a couple bucks off but it’s been ages since Ive needed to.... they don’t ask.

I have a good relationship with a commercial realty company that is interested in referring business to me as I have taken care of their clients in the past when working for someone else. Without being too long-winded...

I can hang them to wall but anybody can simply lift the whole box.

If you don't need the cash flow now and are more interested in long-term capital appreciation, then it may make more sense to hang onto the cash for a down payment on another property. 

They tend to hang out in vacant, distressed houses.
