People buy crappy houses all the time and often demo them to rebuild so I don’t see this as any different.  

Asking price is 225k, 12k to demo the currently building, although it can be renovated.

I was helping the demo crew when the track was hit by a hammer and the needle flew out and hit me on my back.

I feel that there is value in the property, and would fit into a rental scenario, a rehab scenario, or even possibly a demo and new build scenario, but I won't want to put my finances or liabilities at risk just for a deal. 

AND I have state EPA licensing and Federal, making so I can deal with all items for such licensing such as Lead Safe projects, asbestos abatement's, full scale demo's etc etc.

I've went ahead and contacted both for a demo. 

(Let me know if this matters)-Have plans and a loan in place to demo in about two weeks, do a lot split, and build a duplex and a SFH.

So talk to your insurance agent about a workers comp waiver form.There’s probably some big investors out there right now who tomorrow are having people doing work in their properties who do not have a certificate or it’s somebody’s cousin helping them do demo because they’re doing demolition on a unit and the person doesn’t have adequate medical insurance.

Based on what I know, I am torn between wanting to remodel completely, or demo-ing the whole house except foundation to rebuild and add a second story.
