Lately, we’ve found a couple large national HML’s that have good terms, very deep pockets but won’t allow 2nd position loans.  

Thousands of questions have been covered and discussed in this forum that you can read casually or do deep dive topic searches on. 

Nowadays I’m  referred deals from a fairly deep network I’ve built up, but you can search listings that have been for sale with no offers for a period of time and see if they have an assumable loan.  

I would recommend just checking out all the different tabs at the top of your screen, networking as much as possible, and reading the BP audiobooks when you're driving. 

Most of the homes in the photons below are 2-5 minute drive from mine.
