@Terrence Williams, What you're contemplating is commonly called a "consolidation exchange".   

Since 2020 I've dropped from 35 to 25, but some were consolidating up in area and quality. 

Yes, i see many of these holding attraction power and what-not BUT in context of "significant growth", no, these areas already had a mad-dash "gold-rush" of people and it's clearly stepped back to consolidation.

The income is paying down our HELOC which we opened to consolidate the money we borrowed to purchase and fix the rental.

However, I ended up being laid off as part of a buyout and consolidation process....I worked for the acquired company in an industry that's on a down trend.
