You can buy for this, list for that....if you do not wish to personally take the listing you can legally split commission with someone who will.You will have access to better tools, information and resources.

You can always find another realtor who will happily make an offer for you, and that realtor will be the one to pick up the commission.

You might want to check with the seller to see if they would pay a buyers commission as you might get stuck eating it if you get your agent involved.
