It sounds like you are in a slightly different situation where your unit would be cash flowing once it was built and rented as you can command higher rents than I can.

There's a ton of new construction underway and as these start selling in the $400k range these lots (the prime location ones at least) will start commanding those types of prices. 

I don’t know what your market is like but that is something to take into consideration if 1 bed 1 bath units don’t command a high price in your area.
