I've had an issue with one tenant complaining of mold on the walls in 1 room, but then upon moving out figured out they were using that that room as the smoke room and in the summer would leave the windows open when they smoked to try and air out the room.

Inside the premises we find damage from their burning candles for light (electricity turned off by power company for non-payment), smoke detectors dismantled, broken window, etc.

I have coffee tomorrow with one of my partners in fund here in Oregon he is hands down the best I have seen at it.. its not easy and he is very versed through years of learning all the inns and outs.. but he gets some smoking deals that way.. many were other wholesale type buyers just walk away because its too hard.. the hairier the deal the tougher he gets LOL... good luck.. you need to understand what the liens are and what can be done with them then attack them.

You'll probably need to have some back flows installed too.A run of the mill FA panel is going to run $1500-7500 depending on how many contact points you need (read # of smoke detectors, pull stations etc), and then there is programming etc.

I asked about smoke detector introspection and was told they doped off batteries for the tenant but she would not let them in.
