In modern western platform construction (with all its additional thermal bridges), insulting the attic floor / top story ceiling assembly should be the most cost efficient approach.

Assembling a great team is always key. 

It took me years to assemble and afford a good management team.

But here in PA there aren't any  gold dealers that I know of that will put bullion purchases on a credit card because you walk out the door with the gold and cancel the transaction later that day. 

In some cases, that might mean you're sitting at home but still considered "in" - my in-service date started in July, but because my training group wouldn't assemble until August, I was home for about a month before I shipped to boot camp.
