He obviously couldn't climb up on the roof, but he did the arms-length visual inspection and pointed out the repairs he recommended (one roof had architectural and was in decent shape but the other was just 3-tab and needed replaced.

It's the ambiguity of not knowing or being able to visualize that makes potential buyers turn away in most cases. 

We do a mix of doing some ourself, hire a professional search and use a trained non-searcher.I insist on a personal site visit, and don't rely on google earth or other online visualizations.  

Developers aren't very creative (they mostly care about $$) which is why they hire architects to create their idea so they can visualize it.

Removing the hanging cabinets in the kitchen does make a huge difference in the visual layout of the space opening it right up.

I don't know if I fully visualize it - but it does sound like an added plus!

These are just numbers made up for the sake of understanding and aiding my visual learning needs.

You need to know how long to visualize trends in the area and what kind of variance to predict. 

Hard to describe without looking at a matrix (its a visual tool) but you will want to consider the SEVERITY of the outcome 'Y' axis with the PROBABILITY of the event 'X' axis.
