Normally newbies go looking for mentors but don't ever manage to bring much to the relationship other than their willingness to work hard.In your case you're actually bringing capital so that will definitely be a bonus and allow you to find someone who is willing to partner and teach you the business for access to your investors.

Also, my agent said it might be cheaper starting on a clean slate (with no surprises from an old home) and the bonus is that I wouldn't have to use my own capital in the bank; I'm currently pre-qualifying for about a 100K conventional loan.
