However, if the market is slim for rentals in the area then you shouldn't have a problem renting out either but should be whatever option makes the most sense and brings in the most money/wealth, (appreciation and cashflow).

Typically most cities around DFW don't do ADUs, probably don't do STR, don't do garage to apartment conversions, don't convert single family to duplex, we have almost no basements, so no basement to apartment conversions, typically no poolhouses with kitchens, chances are slim that many HOAs will allow extreme house hacking (that's a maybe...you rent 1 or 2 rooms you might get that to work, rent 5 rooms to 4 different non-related people and I can almost guarantee they won't like it and will ban it.)

But one thing is certain in many parts of the country no matter what your doing inventory is very slim.. so educating thousands of people to jump into an already tight market and those folks are beginners going to be a ton of failures no question.. but Guru they dont care you pay them whether you win or lose right.Also minor note its SELL a property not SALE a property :)

The demand is there to buy homes, but relatively higher interest rates and low inventory make slim pickings.I think rates coming down is more likely and more helpful than home prices going down.

You should be more concerned about comparative home sales, in my opinion.For example, if you buy a $60k home in need of a few repairs in a neighborhood where renovated homes are selling for $75k, your margins will likely be too slim to proceed.If you find that same home at that price with those same renovations needed in a neighborhood where renovated homes are selling for $110k, that may be more worthwhile to pursue as a flip.

I realize house hacking could be an excellent strategy in this scenario but because we live in a more rural area in Virginia and the number of multi-family properties available for sale appear to be very slim, this strategy may not be a viable option.
