Selamat Datang to BP, @Linda Arfiyanti There’s always a fine balance between paying cash and borrowing (i.e. using leverage) and it will come down to personal preference and the risk you are willing to take.If you had $100,000 in cash you might be able to buy one property for the entire amount and maybe sell it soon thereafter for $110,000.

loss of your RE license for starters, fines and depending on how much you did in violation of law, jail time.Most wholesale mortgage operations will not allow or pay any fee to an unlicensed party acting as a broker.Know too a note sale price will eventually end up in tax returns, they will need to account for fees and expenses involved.See a finance or securities attorney, not so much a RE attorney. :)

I would be careful on asking an agent for their mls access because if their brokers find out they can pay a fine and second offense they loose their license.

Not just permit fees and a fine process but permits usually end up being viewed by the Assessor's office, property value increases and taxes go up.My town really cracked down on regs. you can't change out a light fixture without an electrician who then needs a permit, but I think it's very cheap.
