The Multi-Family house I recently found is a Duplex near 2 colleges and at their current asking price seems like a steal.

I recently found myself on the BiggerPockets and podcast and after listening to just a few I was very intrigued and I definitely think this is an industry I can invest my money in.

So originally I was planning to move and purchase in a 7/8+ month timeline but we recently found something exciting and will look to move forward, needing to close in a 2-month timeline instead. 

I'm trying to decide how to approach an off-market opportunity I've just come across.
