Keeping them small allowed me to renovate the remainder of the basement into another efficiency unit.  

Only, Flipper B added solar panels and geothermal heat pumps for energy savings.

@Arlan Potter thank you so much for the advice, that is great to know as I am thinking to start small as well, and learn as I go then do bigger projects, rental properties are in my plan but a little further in the future, as I would like to use my energy for the time being since I have it.

The point is the rules and efficiency will vary from one place to another.

The other unit is an efficiency suite which i would occupy for a while because of the FHA loan.

Im here to have your sincere opinion about this: They have a selling system very efficient where your tongue go on the ground and that look so easy to making cash quick.

@Alonzo Mansel sometimes yes but unless you plan to knock on strangers' doors every day (which isn't that efficient) hustle can only take you so far.
