As I was browsing the MLS looking for deals it suddenly came to me, and this bight light bulb started shining inside my head with this amazing idea.  

I've been browsing through the forums trying to get answers to my many questions and have had some success but I wanted to post all of my questions here to get more specific answers. 

While browsing thru some properties, I must say: WowAs a New Yorker where $2,000-2,500 rent is common, I'm shocked to see that just a couple months rent will cover a years worth of expenses in a multi-unit property in the Memphis area.My question is....

I am new to the game as well and so far my wife and I both have been self educating via YouTube, podcasts, reading tons of books, browsing BP, and trying to meet with anyone who is willing to share a little bit of insight.  

Currently, my only method is to browse Home Depot/Lowes and write down prices of what I would potentially want in the home (but there has to be a better way, right?!). 

The end goal is to eventually save enough money in hopes to purchase a second property where the primary focus is entirely cash-flow/passive income.Thank you for the 60-90 day recommendation, I will start browsing the market soon in order to get an idea of where I would like to live, cost of housing, etc.

Just started browsing bigger pockets the last couple weeks and joined today.

(I hope you take the time to read through my message) I have been a member here for about 3-4 months now and have been waiting to post something until I have had the opportunity to read articles posted to the blog, listen to many of the podcasts, and browse through the discussions.

At first I was looking to buy an MFR and house hack it, however while browsing locally I found a foreclosure that could possibly be a great deal. 

I have browsed this site, but had not tried the search function until today, and it doesn't work very well.
