Many folks get very intimidated by the constrained time periods for identification of potential replacements (45 days) and the entire exchange period (180 days) and think by being patient they can find properties over time that offset having to pay the tax immediately.Some folks figure they can take the additional 20 - 25% of tax and find good bargains within the time periods and have their cake and eat it too.Bottom line is it depends on your confidence level.
