The rest of the property's equity that accrues is split 50/50- Expenses and improvements are split 50/50- If I buy him out down the road, I need to provide him with his original down payment for that property, plus whatever equity has accrued, and vice versaThoughts??

CMBS might not go into an area because population levels are not 50,000 in a 5 mile radius but a local bank bullish on commercial lending might give a 10 year fixed loan in the 4's because the vice president drives by the property on his way to work everyday.Everything is situational.

As Russell said, the distinctions vary and can be quite restrictive, which most ADUs only being allowed to owner occupants, meaning you can live in the ADU and rent on the house or vice versa, but technically it’s not allowed once you’ve moved out, though I’m not sure how this is actually enforced.There’s also quite a bit of confusion in DC on the distinction between ADUs and creating a separate legal rental through a 2 unit or more flat conversion, even at DCRA, which looks similar to creating an ADU but is a distinct process that yields multiple separately metered and legal rental units, with no owner occupancy requirements.

Being licensed can be a huge benefit to both professions, just don't want to walk the thin line as a contractor while operating as an agent IE repair quotes on a property walkthrough- and vice versa.
