We’re both originally out of Long Island New York so New Haven isn’t too far away to self manage the units.

Suggest one of the island communities such as Folly, IOP or Sullivan’s but check the local regs where ever you go. 

You will meet other real estate professionals  developers builders flippers you name it.. working by yourself your on an island.. and believe me to the buyers of these your just another one of 50 wanna bee wholesalers in their rolo dex.. your only as good to them as the next deal you may or may not bring.. you cant list and sell the property that you just sold them .. some other agent makes that.. if you were an agent you would be double dipping these things.. 

I am based in Rhode Island and when i search on zillow i see a lot of property FSBO that does not really need work.

We have lived in Jacksonville, FL- Milton, FL- Corpus Christi, TX- Memphis, TN- Seattle, WA- Whidbey Island, WA - Montgomery, AL- Monterey, CA- Lisbon, Portugal  We are currently stationed overseas, it is wonderful but also makes the task of investing in the US a bit tricker.
