I remember seeing a study a while back that had all three classes spend quite a bit on luxuries, between thirty and forty one percent.

Since then I have held a couple different part time gigs while continuing to work as a Realtor.I have worked under a luxury custom home builder since 2013 learning what it takes to build homes in the booming DFW market.

Many people don't have the luxury to do this full time right out of the gate, so it can be done!

Reminds me that my life is "luxury" compared to others and I should be grateful.At 62, someone please hit me (lightly / figuratively, ha) if I do anything like this. 

After you lay down new OSB subflooring you will have a perfectly flat floor which will cut down on time for your floor installation and give you a much better end result.Dawn's advice on flooring is great: LVP (luxury vinyl planks) are the way to go.

We have no disillusions of these units being luxury condos - however clean, affordable housing is the end goal.

For really difficult problems, we typically attack the issue with Chlorine Dioxide, a non reactive, ultra strong oxidizer.

Everywhere else, aside from maybe the ultra-high end stuff, and you're likely just wasting your time/money.
