@Joel Owens @Manolo D.Joel every new home I have built in the last 4 years in Oregon there has been a home inspection just like a used home.. and a punch list is always created.. we embrace it. as our subs of course miss stuff and we get to hammer them to come back and fix.your correct some builders cut and run... not our style..

Throw in jobs, economy, tourism, no state tax, Las Vegas Raiders, and will look like LA/OC county in the future.If someone told me I can buy a home at a price that is same as 20 years ago in a major metropolitan city, I would jump all over it.

Sevier County doesn't have any of that, and isn't likely to ever have any - the area relies heavily on tourism and vacation rentals have been around there since before AirBNB's founders were ever born.

Having those measuring systems in place have been extremely beneficial for us.In terms of the older generation, I think that the pandemic has given many motivation to slowly embrace technology if not completely.

I was thinking about renting a room out for extra money and realized tonight that if I just fully embrace house hacking it might make things easier.Currently considering a 4+ bedroom house with a master suite on the first floor / or on a separate side of the house if it's a ranch plan, and we'll rent out all other bedrooms.
