And I personally wouldn't theme the place for bikers, as they're a seasonal audience (many of which don't ride in the fall due to leaves on the roads).

There are plenty of great areas to Orlando and depending on your target tenant (students at UCF, theme park workers, families, retirees etc) might make a difference what part of town you invest in. 

The theme is the key, so if you're going to have a bunch of these homes, making it an experience will increase your chances of success.

In Oregon anything over 2k if we dont do a detailed contract and a few other forms including, notice of right to lien, information notice to owner, notice of procedure, they will fine us 5k each form and possible suspension of license.

These include obsolete nursing homes, marinas, small theme parks, coal mines, small airports, and of course event centers.

I am seeing a common theme here that quite a few individuals do not understand the different aspects of leveraging. 

This will allow us to phase back into "normal" life earlier than some other areas that have seen a higher impact, like New York and California, or destinations that see lots of crowding like major theme parks (Disney, Universal) and cruise ships- We are very accessible and affordable for a majority of the population, and may even see an increase in traffic as people who would ordinarily travel to areas now considered higher-risk (overseas, any fly-to destination, aforementioned theme parks and cruise liners) are looking for alternative, safer destinations- There's a wide variety of activities in the area that are outdoors and/or compatible with social distancing; the national park is the biggest, but there's horseback riding, zip lines, ATV/UTVs, river rafting/kayaking, fishing, the list goes on and on.I have every confidence we'll see a strong recovery and one that occurs earlier than most.  

Almost everything I do is online, looking for new properties, evaluating them, e-signing all the purchase/sale forms, rental applications, background checks, rent collection, etc etc etc.
