Look for a pm that is responsive, provides the services you desire, and strives to keep the owner and guests happy. 

The tenants paid a lot of the utilities on this one which made it cash flow better...something I always strive to get. 

So that is the number I strive to hit if more well things worked out better.

With multifamily I can really focus on one thing and achieve some pretty good returns but to be fair that all comes down to my ability to find real opportunities.Buy and hold multi-family investing could be a great strategy if executed properly, however the strategy doesn't have the proper risk/return profile for you to reach the income level that you are striving for in the time that you are trying to reach it with your intended investment amount.

Thus, I am striving to cut out as many middle men as possible (wholesalers/real estate agents/contractors/services) to help improve the margins.

Now they can use their new found wealth in more conventional ways to continue their growth.But, unfortunately, for the newer enthusiast, it may take some more understanding, acquiring knowledge and skill, resources, and creativity to strive for the similar results of yesterday.
