There was always a semi valid sounding excuse though.

Instead of being dedicated and focused on finding deals that meet your criteria, you are sliding down a slippery slope of "looking for growth in all the wrong places by thinking, "well, it's $100/door and that's ok," when in reality that number will end up being negative with one semi-major expense.Some new investors might not understand, given the last several years of hot-market appreciation:  leverage is a two-edged sword. 

I'm still on the hunt for our next project, but in the meantime my partner and I are going to be setting up meetings with a few local builders with a reputation for building in-fill semi-custom new construction smaller homes for reasonable prices.  

Just as an example, Mississauga you're looking at over $700-800k for a house (usually a semi at that range) that will rent for under $2k, unless it has a finished and legal basement in which case maybe 2.5k.Outside the GTA it may be more possible, but inside not as much.

You can select your cities and areas of interest so I stay semi up to date with DFW, Austin, and Houston developments. 

I would use a charcoal gray semi solid stain (cabot is excellent) to update.

Make sure they have to provide semi-annual minimum certified updated business and personal financials.

That might mean Pittsburgh where you can check in on the place or be semi involved without making it a whole weekend road trip.
