If you want to get more precise, you can put several into a spreadsheet, spanning multiple decades (which cover multiple RE cycles with both peaks and troughs), and compute average long term CAGR.

Basically, if you have 2 homes on the neighborhood that get investigated several times of the year for illegal dumping, abandoned vehicles, vacant board orders, or high weeds/grass... it's probably a more distressed area.I also walk the street on Google Earth to ensure that I'm not across the street from a metal recycling facility, railroad tracks, waste water treatment center, landfill, trucking warehouse, etc.Another interesting look is to use Google Maps to find all of the Starbucks in town.

In this case, you can estimate the long term historical appreciation rate by computing CAGR over multiple decades (spanning multiple RE cycles) and then understanding the driving fundamentals of supply and demand and if they are persistent or not.

Even with the current setup, if you did a simple refinance (which would fully pay off the HM loan) and weren't able to pull out any additional funds, would you be able to have that HM lender do another deal with less cash out of pocket and keep recycling like this?

Accounting would be good if you're a numbers guy and can afford the cocaine you need to get yourself through it :) jk.Even if you get your degree in a totally unrelated field to RE, you can STILL be a success in investing, and that's by using your ability to recycle all your profits back into your investing.
