That's a lot of "ifs" but getting some kind of T12 from a neutral party will give you a better indication (in my opinion) than algorithms are going to be able to project.

For my nicer units I go with a flat top which looks nicer and is easier to keep clean, but I resisted the temptation on this one.Figure 9: New Stove, refinished cabinets, LVT on floor, 6 panel doors, neutral light fixtures.
