I like to look at things from a neutral perspective and source where the information is coming from before making a judgment. 

The lender will probably recognize the house you live in now as  "neutral" debt if you did rent it.

Title companies are dis-interested and neutral 3rd parties that handle funds and title issues during a transaction.

That's a lot of "ifs" but getting some kind of T12 from a neutral party will give you a better indication (in my opinion) than algorithms are going to be able to project. 

I'll probably just stick to basic tile options and neutral colors.I'd been looking at 1033 Laredo Lane just before buying this one and it had an offer almost immediately (nice to see that people are still actively buying existing homes even when new builds are available), seems like a popular and growing area. 

However, I m not sure if appreciation in Orange county outweighs the neutral cash flow in inland empire.Any thoughts?

For my nicer units I go with a flat top which looks nicer and is easier to keep clean, but I resisted the temptation on this one.Figure 9: New Stove, refinished cabinets, LVT on floor, 6 panel doors, neutral light fixtures.
