It's a logistical nightmare doing deals at a distance unless you absolutely score them where it's a no brainier. 

There have been some big developments going on within a few properties of ours (soccer complexes, 180,000 sq ft logistical warehouses, multi-family apartment complexes).

I was not properly prepared for the combination of my work schedule (full time - surprise week of travel), holiday prep (gifts, 5 separate school performances for the kids, kids sports/logistics, hosting new years party), finalizing my engagement plans, and the increase of contact with possible sellers (formulating my first offers ever).  

Commercial appliances require commercial grade logistics.

Combine that with those "creatives" ways mention in this thread, eviction is not a matter of "tenant-friendly" or "landlord-friendly" but more about planned logistics and straight legal know-how.

Definitely seems interesting, sounds like you just have to find the right deal and logistics/ancillary items to make it work correctly.Hopefully it works out and you can make a move sooner than later! 

It's not terrible in terms of cost of money, but I've avoided it because of the logistical nightmare of having to keep track of interest owed to all of my tenants would be.

I think you may be underestimating the Flood Insurance costs as those rates continue to climb.Lastly, the southern Outer Banks is a unique place with crazy locals, long winters, weather catastrophes, frequent flooding and  challenging logistics. 

I don't involve family at all in my investments because I respect their time and sinply put avoid mixing family with Business.the markets you picked from a logistics stand point are a pain.
