Having your fridge and washing machine on a 22% credit card is bad.

It's is very hard to build up an investment portfolio when you spend every dollar that comes in with car leases, buying the nicest Viking Appliances, and a Sub-Zero Fridge.  

But when the AC goes out or you need a new water heater or the fridge or stove breaks, you need to have a new one within a few days. 

So if the fridges goes, get them stainless steel or a hole in the flooring, or a vanity is toast replace it but don't do a gut rehab with tenants in place.   

Same for things like stoves, fridges, microwaves.As far as quality tenants... while I want to call B.S. on lower income people being lower quality tenants, lets say for example you're right...

I only provide maintenance for the stove/range and fridge.

Why eat out when you have filet mignon sitting in the fridge at home?

A new fridge is worth more than an old fridge whereas, a fixed hole in the wall is just bringing the property back to the condition it was supposed to be in.
