Being on-site every day, even if it was professionally managed which I would budget for, would give you piece of mind and you would know what it takes to "run" such a complex. 

But I fund deals every day that have some wholesaler fee's in them ...

I go on craigslist everyday to see if there are any properties that make sense to buy.I really have no idea what its like to be on the side of someone trying to sell something through craigslist so I thought I would ask, what can I do to stand out from a typical buyer or how can I find a property that is a good deal that most people are skipping over?

As I grow I search for things I don't know and others do: how to find an accomodator for a1031 exchange, do I need a whole new roof or just repair the roof I have, how does this decision change my tax situation, I've got my first 4 loans and find out the 5th is more difficult so how do I carry on, do I snowball my rents and pay down my mortgages or keep borrowing, now in single families does it pay to do multifamily properties...I am searching for something each and every day. 

Every day I learn at least one thing here.
