I will say this: some affiliates put more emphasis on marketing than I care for, but I've never seen one who doesn't emphasize the investing side.

I attended a couple of property workshops a few years back where the "gurus" emphasized the importance of holding properties under LLC to minimize the risks of losing your other assets in case someone or some tenants decide to sue you for damages.I have since experienced the inconveniences and expenses in holding these properties under an LLC.

Seriously, I cannot emphasize this enough. 

@Billy Au-Yeung,I have some local people who are also providing housing under the VA Supportive Housing program.The points to emphasize to the lender are that rents are guaranteed / subsidized by the VA.
