@Troy LusterI think your asking should you demand remedy of tenant caused damages before they move out.  

But did buy a house with significant water damage, broken windows, etc.

If I was the party suffering damages, I would sue the broker, the owner(s) of the brokerage firm individually and the individual agent.

Personally I think this is a shady way to do business and a good way to damage a reputation.

(Not to mention damaging the apt).

If you'd like to see what we used, msg me your email and I'll send it along.Some things to consider are not paying until moved out and all keys returned, stating that the property must not be damaged or otherwise change overall condition between signing and vacancy, property must be "broom clean", all possessions left behind are forfeit and will not be held, all tenants regardless of whether they are on the lease must vacate including pets and animals. 

My employee told me that as long as you pay "minimum balance" every month and pay off the balance, the credit score won't take a damage hit.

Luckily for me there was little damage and the guy was not a good pyro.

Couple that with vacancies, late rent, turnover and repairs to apartment damage between tenants.
