Seller didn’t seem super keen on it, only because they guy has two little kids and knows he can’t afford to find another place (because of his own poor spending habits. ) We could offer up to an extra $5k and the deal would still be good financially.

If you loaned the money out at 12% with 3 points it would equal about the same assuming you repeated this every 12 months.The above numbers take a lot for granted, i'm still not to keen on a 3 bed 1 bath mobile in a park.

You need to be keenly aware of what rates your potential tenants are looking at - You are slave to the market.If you're at $1000/month and everyone else is at $1000/month, raising to $1500 won't get you more apps.Of course, if your property has some real advantages, then you need to communicate those succinctly to get people to reach.
