I've gotten an estimate for installing the LVT and tub surround directly on the tile and another estimate for demoing the tile, then installing.

But when consulting with some mold companies they adviced that I need to demo the entire basement mainly also the high basement bathroom because there is framing under it which could have a lot of mold.

You said renovated, not repaired - so I am assuming you need new sinks, tile, paint, maybe some demo work to open a wall or something, nothing drastic?

My contractor explained to her that there was no damage anywhere else that required more demo/replacement.

Nuisance liens/demo liens, additional taxes, utilities (water /sewer) will remain.

Ripping all the carpet out and living on concrete for several months is a TERRIBLE idea.Cutting costs by doing demo, prep, painting, etc is great but the saving should be put toward quality work in other aspects (trim work, flooring, etc.)
