And while that can be true with some homes now a days very few agents do anything but MLS as it auto populates to all the on line sites.

As most of you know, the National Association of Realtors set a date of August 17th, if not sooner (depending on the state) to be the day that ALL states change the way buyers work with agents (somewhat).

However, there are some out there that will use AirDNA type sites to calculate income.

It's been hard to find with these higher interest rates but date the rate and marry the property if you find the right home because you can refinance down the road but once rates come down there will probably be more competion to buy the home.   

  So these are not the homes on HUD site where they list their homes for sale?
