Hello,I hear a lot of "legally valid" reasons one can ask/force a tenant to leave your rental in the county of Riverside, CA ( for example: "you don't need a reason, just give 60-day notice," "if you're having major construction done to the place like foundation issues," etc).

I recommend asking an licensed inspector to do this for you.

Could anyone provide advice on the most cost-effective way to construct this and tips on estimating the total cost?

They built a new construction 2 doors down, also a duplex, that sold for 419k.

My husband and I are building 6 new construction units in Spartanburg, SC that we intend to find long term renters for. 

It needs be a property that is livable and qualifies for conventional lending but the projects are done in stages to where it's only slightly uncomfortable residing in a construction zone.

I moved here for capital markets and real estate and it's the #1 net migration county in the country I don't look anywhere else and I would recommend you don't either. look at ground up construction. everything is killing it down here.

I can never know for sure if the pipes or wiring was replaced (my biggest concern), I don't think an inspector can actually tell as well since you have to tear down the entire house.
