Thinking that we were not going to be able to match them up well enough ourselves (due to weathering), I planned on painting the roof.Back fence was damaged pretty good.

Same goes for mowing the grass, painting and replacing a water heater.The "rules" are a nice guideline and work great in some markets, but real numbers are very important in my opinion.

We had to redo all the plumbing, add a ton of electrical, fix lots of drywall, convert one room from a large recreation room to a bedroom, bathroom, closet, and laundry room, completely redo another bathroom, replace windows and exterior doors, add a kitchen where there wasn't one, paint entire house and flooring.

I recently looked at a duplex and wanted to get some thoughts on if these items should be factored into the offer price:The water heaters were over 10 years old, both gas furnaces were over 10 years old, the water was not separately metered, the front porch (cement) had some cracks in it, and both units would need some paint and new carpeting.
