They were all licensed mortgage brokers before the Act, hence they did the required paperwork (and background checks) to became licensed "mortgage originators" and are in compliance with the Dodd Frank and the CA version that followed.

I am referring to seld directed versions on all sides (401k or IRA) and with borrwoing provisions, it is certainly a benefit, however, I am also talking about taking those borrowed funds to buy an asset that produces a rate of return higher than the cost of the loan (which is called arbitrage) so a responsible investor can make money inide the 401k as well as outside for today legally and ethically.

Having spent 4+ years at UCSD, I'm familiar enough with the "tenant population" to know that it is a terrible idea to rent to the college version of myself... not just that the numbers don't make sense, but also the likelihood of parties causing major repairs every year, above and beyond the security deposit... very much not tenant friendly.
